Whatever you choose for this first deal doesn’t have to remain that way for subsequent ones either.

I mean owning 20 solid SFR rentals doesn't sound horrible, especially if you're not TRYING to be an enterprising investor. 

You are absolutely not alone in getting taken advantage of and subsequently feeling like an idiot.

If the taxpayer claims mileage expenses that are subsequently disallowed the taxpayer has to pay the tax, some interest, and possibly a penalty.

Good luck...Btw, unless each subsequent primary is 100+ miles from the one you're refinancing out of, I believe FHA will not include any rent you get from your earlier FHA-primary in your Debt-To-Income Ratio!
