Obviously, the buyer's agent was singing to a different tune when speaking with the listing agent, picking up on where the sellers are at and how motivated they truly are.A garbage agent isn't worth it, no doubt.

Duplex offered 170k, rent should be for $1800/mo with tenants paying all utilities except garbage.

But was overruled.Now, 2 days before the closing, I got the Estimated Closing Cost Statement form for my approval with bunch of garbage fees high rate and escrow company is refusing to remove or provide a discount( no matter how I plea).

I have been keeping my eyes on 4plexes, but the profit in all the ones on the market is just garbage compared to a few duplexes... what am i missing guys...

Is it common for the tenants to pay for water and garbage?  

Jefferson County Relating to Jefferson County, proposing an amendment to the Constitution of Alabama of 1901, to specify that a tenant or tenants who receives residential garbage service from the county, a municipality, or a local governmental entity shall be solely responsible for the garbage bill.

Per my lease agreement, it states under my "Property maintenance" section -  "Tenant shall deposit all garbage and waste in a clean and sanitary manner into the proper receptacles and shall cooperate in keeping the garbage area neat and clean..."
