Before the end of the year I want to hire an architect to design a 2nd floor deck that spans the front of the house so I can take advantage of this epic view.I have a rental house I recently purchased that is being rehabbed.

An architect/designer friend, back in the day when the Discovery Channel (Silver Spring, MD) was making all sorts of make over shows, was working on a pilot and the show's producers kept trying to push the drama.

I find the land, go through all the work w my builder/architect/engineer, get the property leased, then sell.

@Duncan Banks - If you ever start flipping houses, you may have to fight against that architect that is inside of you.

In your price point, you had better hire a name brand architect and contractor that have a great track record in your price point.

I am quickly moving through the process of closing on my first deal (I'm super excited) but I need help identifying some good architects and 203k contractors that I can contact for rehab work I plan to do on the home that I am purchasing.

However you also have to factor in the soft costs such as architect, permits, C of O, etc.

I'm also worried it may be a slippery slope that changes some simple repairs and upgrades to a train of highly paid engineers, architects, and inspectors crawling all over the property, which I don't have the time or budget for.  

Also, I'm a residential architect by profession so I don't mind having to fix up or add onto a house if the site is right.
