How I managed: collect all rent via Chase bank deposits (not everyone had a bank acct. for digital payments), electronic leases, and would have a list of vendors service the property if there was an issue.

I use electronic ones and don't give out physical keys.

She is older, her money comes in on the first, she uses money orders, nothing electronic, and is far away.

Ours also have the electronic fob as an option to get in, but you wouldn't need the fob system.  

Given timing/convienience I'm thinking an electronic system would be best.

But I feel like I read that electronic communication was not useable for legal notice i.e. 30-60 day, 3 day pay or quit ECT. 

I haven't seen anything that suggests it is illegal/discriminatory but i have had prospective tenants claim they cannot make electronic payments (some credit unions have issues with electronic payments) and these prospects are usually in the lower income brackets.
