If any Federal money was needed at all, it should have been offered to the successful companies to cover the needed duties in the financial sector when Citibank et al failed.Or, as I frequently put it "The financial sector might need a Citibank, but it doesn't have to actually *be* Citibank."

They have a tremendous following worldwide, leaders in both parties of the Congress, a man who would've been a great president(Romney) and many leaders that have overcome their mistreatment in history.There are many other groups that have also suffered injustices or prejudice, but you don't hear them using it as an excuse for their behavior generally.

Unless banks have started doing No-Doc loans on a massive scale again, I see the residential sector as having a fairly sound foundation. 2008 is still fresh in the minds of many lenders, and everything I've seen says they're still being appropriately restrained.

Unit mix can also have dramatic effects on per unit calculations as well as type of management required. 5' x 5' units will get more per square foot but will turnover much more frequently than a 10' x 40' unit will and will therefore require more "management.As for financing, I think you will find it similar to MF except that up until recently (say 5-10 years ago) it was harde to find lenders with experience in the sector.

Also, you have the problem of how would local Govt get a County Administrator of any skill paying $47K a year when a comparable position in the private sector pays $85K.Plus, my home State has 4% flat tax, you cant go too much lower.
