These Qs should lead you towards making a better decision.I'll add that:- If you think using a PM is hands-free than you are mistaken, but can you find a PM that will handle 90% of the “noise” and you will still need to be ~10% involved - that's doable - You can always start one way and change.

We replaced the top floor full bath for $3,500 and got a renter in after 3 months of rehab to upstairs and substantial demolition to the down stairs unit (didn't want to subject a tenant to the noise and dust etc.).

(Noise issues)So screening is the key, but in your case, where he has to move in quickly, that's a red flag, IMHO.

It's tough practicing in my current condo due to worrying about noise bothering the neighbors...  

She has complained that the AC was, making funny noises (it was fine), that there is an issue with the metal roof (there isn't), that she thinks she has carpenter ants (not likely) and just generally annoyance.Has anyone had an issue with a tenant who always seem to have, often imaginary, issues? 

I’m nervous that it will be tough to retain future tenants due to the noise issue.

For example if there is  noise or on street parking that is prohibited they should complain to the police.

If they don't get along with their neighbors (or neighbors confront them about noise or disorderly conduct), they will text you with a frivolous accusation about the tenant in question.

So when shopping understand this is how you shop for insurance and then try to get an apples to apple comparison or at the very least make your agent work to explain any "liabilities or what is not covered" on the policy if they can't rattle it off easily then they are not fimular with the product they are selling and really should not be selling it.
