After you inspect, you modify your offer based on what you saw.

If tenant is helpful in the process of getting friend out and it’s done by the agreed upon date then I will probably offer a new, modified lease that will be month to month.

If you modify it a bit it could be a decent deal.

It would not be difficult to duplicate, slightly modify and swap out each home's page for either a 'rented' or 'for rent' version in WordPress.  

That formula might not work for you, but you could modify the timeline to fit your needs. 

(I know it's kind of a general question but try and give examples of your own experience, it will help me modify it to my situation). 

If anyone has any suggestion or knows of any statues regarding a homeowner's right of being able to modify his property and rent it, or being required to get permits for all past work under the previous owner, I would greatly appreciate it!  

Anyone who didn't modify their business (or at least evaluate it to determine its sustainability) two, three or four years ago has probably already gone out of business or is getting close...

Modified contracts: if GC could dictate his contract terms, you need to write your terms also, take his contract, strike out what you dont like, write what your terms are.Vetting your contractor via BBB does not work!
