Sometimes the modern white can be too much, and it is tastefully done.

We get ours from a contractor supply house called modern builder supply, not sure if they have any in your area or not but is good place and priced well.

If they are the same price I would go for the quartz, just try not to choose white because they do tend to get stains easily and over time they get yellow.Altough granite is more durable, quartz looks modern and more expensive.

I would love a smaller more modern house or condo that is in a walkable community with restaurants and activities where I don't have to rely on a car.

One thing I would suggest is to use very modern decor!

The house was 3 bedrooms, 3 baths, with a separate entrance basement level suite adding another 2 bedrooms, bathroom, and additional kitchen.Short drive to 3 public golf courses, and 20 minute drive to older relatives we wanted to spend time with.The other STR I liked the most was a condo I rented for 4 months in 2009 in a high rise (17th floor) bordering the Little Italy area of downtown San Diego.The apartment was 2 bedrooms, 2 baths, furnished in mid century modern, and had a large terrace overlooking San Diego bay.

That has long worked successfully (and again, the property does not have to be cash flow negative at the beginning, but you will be expecting to invest into modernization).

Matches current stove/microwave and looks modern.

The construction world is trying to get more "modern" so there is a demand for younger folks who are more comfortable with technology.
