I'd be cautious about biting off more than you can chew if this is your first year investing in rentals, especially in the Youngstown area if you're not highly familiar with the location.

Until then, my portfolio moves (slowly, cautiously, one small move at a time), forwards.

We own hotels and specifically in the limited service space, it is very profitable from a return standpoint compared to other asset classes, but I also urge those to be cautious and get educated.

Whatever you come up with will be a legal document that you will need to abide by (or at least to what you can be held to if challenged), so I would be very cautious about just whipping something up for inspiration of the moment.

My thoughts about Austin are "When everyone is cautious, be daring...When everyone is daring, be cautious".  

It's a busy time of year and I'd be cautious of anyone able to schedule you in on such short notice.

I'm always cautious about people who want to pay up front.
