One solution was a small apartment fridge in a common are for snacks and drinks and a microwave.

I had those proud moments drinking a beer in front of my fourplex, now everyday I don't have to go there I am stoked.My handy man fixes stuff, I still manage it but I think most investors get over the "I wanna see my baby" after one deal. 

They look at maybe 2 or 3 properties in older areas like Garland then go out for food and drinks. 

The one I paid for was definitely in a nicer venue with snacks and drinks provided.

Next time I see you at a meetup, you've got a drink on me.

Just make sure there is no accessible water in the house for them to drink, check the basement.It is not necessary to put them in a hotel over a couple of mice, tell them you will let them out of their lease if they wish, that should quiet them since it is unlikely they want to move.
