( answer yes) to the tune of 1.2 million.. well it went puff and he was screwed.. the same Mexicans have been shopping that deal for 30 years suckering people in then on to the next person looking for that shinny object...

You don't need a legal team or have to worry about buyers going around you if you buy the property.If you define wholesaling as being the buyer and seller in the middle of a double close or assignment, then sometimes the stars really do need to align.

Tell them you want a contract within 90 days, not a "reach for the stars" high price that will never fly.

If developed using Green/Energy Star Rated methods, the city, county, will provide some of the funds to help build.

I would like to stop providing it as low season is starting for me here in Florida, but several of my five star reviews have mentioned it specifically so I will probably just keep providing it.I know I overdo it in terms of amenities but people do seem to appreciate it, they mention it a lot in the reviews, which are 93% 5 star on AirBnB and I guess in the end I want to offer a super nice experience- I can't help wanting people to feel pampered!
