Just a few days ago I watched a BP Podcast where Josh and Brandon interviewed a woman who invests out of state (in fact I think she was a Canadian who invests in the U.S.; I can't remember for sure) and doesn't use a property manager. 

I'm looking to network and find more experienced who can help me gain knowledge on the Canadian Real Estate Market, more specifically in Alberta.

Right now the Canadian dollar is pretty cheap vs the US dollar.The Canadian government likes to keep our exports cheap.It also causes our real estate to be cheap in US dollars and US real estate and vacations to be a lot more expensive.What other countries are on sale for Americans due to the exchange rate?

If I was your tenant and you refused to fix it I would be royally P.O'ed.

Another possible problem is the we are 20 mins from the Canadian border so a lot of Canadians invest in the area, driving up prices.The realtor who showed me the house thinks we could resell it for $150K to $175K and thinks we should bid full price.

All the Canadians I know have moved to buying in the US because of exactly what you mention, the cost to buy Canadian real estate.

I found out very quickly that the costs and pain of trying to finance any of them wasn't worth the hassle, especially since I am Canadian.
