They are acting as an agent without the laws, ethics requirements, education, and insurance that are vital IMO.

I read in a book that it can be a good idea to tell the seller all of their solutions one of which is a loan modification.

He's done some minor modifications, whereas I did a more intensive rehab on my small cottage before renting it out.

@Michaela Graham My client's have been duped, throughout this entire process, by attorneys, by loan modification offers and lastly by this agent and her husband.

In addition, many units with older setups require modification to the power supply.

Investor contracts tend to be more beneficial as to what they are doing, buying or selling, another frown and if it really sways one way a judge can get ticked off.You can use a standard agreement and use an addendum to address any issues that can modify or amend any part of that agreement.Custom contracts should only be made when a standard contract is not available or where so many modifications would cloud the intent.There are a lot of bad contracts out there, to select a good contract you'll need knowledge and experience, it's good you asked, but it demonstrates you may not be able to select a good contract.

Luckily the whole thing didn't fall through and they were able to source another roommate....I was thinking of turning the unit into a 4 bedroom, not hard to do as I know the builders and other units just like mine have had the same modification.  

The guaranteed rent is always a plus but we did have to do some modifications to the property for the tenant, which led to additional cost up front.
