@Kurt Charles I hear what your saying there.. and its an extremely fine line.what those who say don't be an agent generally are speaking about are transactions that if one was to use ethics and moral compass one would look at those and think neither were present.And what I refer to as the unsophisticated seller who knows no better.. they may look at a tax statement and if its tax assessed at one number they think that is ARV on a perfectly fine home.As an agent with a high standard of ethics you would point out that arv and tax assessed are not the same ARV is generally higher ( unless its a hoarder house or one in a great deal of disrepair) or in an area that has suffered from going from good area to bad IE turning into a Ghetto type environment as we see in the bigger older Cities.

Risk / Reward Tenant demographics / Tenant baselow end rentals like the 4 plex you mentioned are very tough.. your rents are very low.. not enough gross rent to carry 4 kitchens bathrooms etc. and the tenants basically are renting the cheapest thing in town.. so guess who your tenants are.... they tend to be transient/ lots of turn over/ lots of no pay/ lots of drama.. thats why a seller would dump those at those prices.. they are suffering from burnt out landlord syndrome 90% of the time.

I've been sort of active this past year buying up some units in the complex I manage but now I'm suffering from being spread out amongst 3 different computers, plus two different Google drives and a OneDrive account along with various thumb drives.I can handle getting the cloud drives and thumb drives consolidated but since I'm still learning and absorbing articles I have things book-marked all over the internet spread out amongst the machines.I'm using Microsoft's Edge browser, Chrome browser and Firefox browsers.Does/has anybody encountered this?
