That's never ok because you'll screen differently based on what data you have, inconsistent screening disproportionately affects several protected classes.In order to meaningfully approve and contract with this family you'd have to be prepared to accept his incomplete application.

We literally discard any leads that owe too much on mortgage ( I know there is something called creative investing where you can still extract a deal out of such leads... but why would we.... there are soo many we can cherry pick).So we scrub all the leads that are "no good".

Basically, ALL of California fails the 1% rule -- yet we have many investors and a fare share of the housing market in general.1% of $1000 is worthless, but 1% of $100,000 is meaningful and 1% of $1,000,000 is just wonderful.
