Someone always has lower prices, but their numbers often don't include:-Fences-Landscaping-Fees-Professional services costs (engineering,architecture, surveying, etc.)

You will need a geologist to do a soils test, a surveyor (depending your city you might be able to do a basic topography survey with boundaries or might have to do an ALTA survey) and maybe a civil engineer to do the grading/erosion control plans.

That may not be perfect, and you should certainly do a careful survey of rents for similar properties in the area.  

According to the weekly survey conducted by Freddie Mac, the average rate for a 30-year fixed home loan rose to 4.16% during the week ending on December 15, 2016. 

They may have slapped them together and didn't want to take on the surveying cost of parceling them out.

Cbre does a cap rate survey.

The house crosses the original dividing line between them, so I'll need to get a survey and do a Boundary Line Adjustment to re draw the new line.

They also offer a book that surveys LIHTC income and expense numbers which would be very helpful when considering an investment in a LIHTC property.I've owned my LIHTC property (my first LIHTC experience) for about 3 years. 

I tried to look for the survey stake from a few years back but couldn't find it.
