I am considering keeping a call log, listing all repair requests coming in, with date and poss time, then report how it was handled and when with a tenant signature on that as completed acceptably.

Timber was federal could not buy it could not log it... just scammers... but better I wasted 10k then sunk in a huge investment.Same with a big timber play I was working on in Columbia..

I'd recommend logging onto Airdna and utilizing their free comp'ing software and analyzing prospective markets (Arizona, Texas, Tennessee, Florida) against the house prices and their respective debt service.From there you can assess expected return against places you actually like to visit.
