I have the keys and have begun to organize the trades and let the GC know we are set to start demo next week.

Things like iron fence repair, garage demo, building a fence, replacing an exterior door, paint, flooring, etc.

I lowered my costs significantly by doing my own demo & controlling the subs.

Since then I've spent roughly another 10k to perform the demo, put together drawings and for permitting.  

It seems to me there is a huge upside here by selling off the homes that currently have people living in them, demoing the 10 or so that are completely trashed, renovating the others and selller financing them as well, and increasing the occupancy from its current 50%.  

We've also found the opposite- Where a basement was converted w/o permit & tickets were issued to demo the conversion when the owner got caught.  

To replace the wiring it is much cheaper if I demo the sheetrock myself.

I am just getting started on the demo phase of my first deal.

A developer has purchased my next door neighbors house and plans to demo the house and build a small condo development.

I just watched the demo video yesterday and it has a lot of really great features.
