What's the best niche and financial strateg(ies) for someone who wants to develop a buy and hold rental strategy with some certain following conditions:- primary residence paid in full- low-middle 5 figure savings to invest- low 6 figure retirement accounts that probably would get rolled to a self-directed IRA- currently work full time and can't (won't) just quit, but want to move to something more about me than some company I (used to) work for over the course of some reasonable number of years- not super knowledgeable of tax / legal / real estate / construction issues, but certainly willing to learn- I pay my bills, so I assume my credit’s good.

Seems to me you're not asking about whether or not your making the right strategic decision, but whether you have covered all the bases to prepare for a possible eviction and are handling the pay or quit notice properly.Hopefully someone with more experience, preferably from GA, can chime in.

Some thoughts on Storage as we own some and are putting some ground up 3 and 4 story infill deals together currently:There is consolidation going on with larger groups strategically buying off some of the "mom n pops" with that, these large owners have VERY professional management.Storage has become an Internet search and SEO game more and more, and the big REITs have armies of analysts that spend all their time managing the search marketing efforts.If you are going to invest in a deal, I strongly recommend you get a larger management company, large regional firm at minimum to manage the property and internet marketing efforts.Locations is very important, you should be very convenient near other retail uses, BUT you do NOT have to be MAIN and MAIN due to most customers initially finding their facility through mobile and internet searches.There are plenty of areas overbuilt, but also plenty of under supplied areas, the critical analysis is within that 3 mile radius.

I put a condo plat on it.. and was going to sell them all. but then 08 happened and well we all know what happened then.... we sold it to another who finished it up.But I do like the condo plat on self storage .. and in the high end RV realm ... those folks that buy 1 mil plus coachs need places to store them .. and will pay for great storage.. kind of like what we see in Aircraft hangers.. very minimal risk to tenant destruction or non pay....
