I would say probably due to your general optimism, probably why I phrased it the way I did.  

We have not self managed a STR in over a decade because we do not have the time to do it to the level that optimizes our return.

Anyways, to me this falls in the category of shady area, some businesses might use these tactics to improve their cash flow but Im pretty sure a business (if done right) can still be profitable without such "optimizations"Anyways, thank you all for your inputs, I appreciate it.

Focus on cash flow, look for a property that is not performing to its full potential, and optimize it.

For MTR / STR looking for multifamily or a house which I can room hacked the most, so a large bedroom where I can build a kitchennette is optimal and a en-suite bathroom is what I look for.

They ended up building a tool that is optimized for passive investors in syndications. 

For myself, I wanted "optimal cash-flow"... because what you will quickly learn is that owned houses don't play by the rules - and appreciation doesn't pay the bills.  

The goal is to "squash" the death benefit while maintaining the tax benefits.I'd be happy to show you a design where it's completely optimized and show you the difference in commissions when designed properly versus not.  3x less in some cases. 

I am mostly looking for any insight or optimism for the city's future that I haven't yet learned... or any bad news for the city's future that I don't know about.
