There is no question that BP is a nice place to expand one's contacts, cultivate new relationships that will bear fruit in whatever activity RE related one is seeking.And also what I really like is people are not afraid to ask the tough questions from those that post.So 10 months 2300 posts or so...

It's better to have 2 eggs ( 2 able bodies to do the work) than 1 in your basket.

This may work now and then but long term it is a lot of tail chasing and not a fruitful way to find deals.

Also, with patience, a lot of diversity can be achieved by spreading out funds to a number of such investments, rather than putting all eggs in one basket. 

Sure, if you enjoy managing 300 doors and that leads you to have a $30K/month income, then by all means do it and enjoy the fruits of your labor. 

The losses generated from that 1.5mil building via cost seg and depreciation would be more then enough to offset your income, and you could invest in other things if your not comfortable putting all your eggs in one basket.

The plaintiffs will go for the low-hanging fruit--the policy.  

If I move forward on this I will definitely not have all of my properties in one basket.

The lower priced NPNs look like low hanging fruit but is that where a newbie should start?
