Time that could be spent reading real estate investing books, browsing forums, going to local meetups and whatnot.

Just started with quickbooks and the interface is not really catchy, but i am getting used to it now.:)

I bank with a small local bank and they offered me 60% LTV for a cash out investment with no seasoning requirements under the LLC with me personally guaranteeing it.From what I remember browsing through the posts a few months back there were some reputable lenders online who were offering 70-80% LTV in this scenario which I can not seem to find.I thought provident was one of them but could not find any information in their guidelines to back that up.

National Tenant Network (ntnonline.com)RentPrep (rentprep.com)I use NTN and their interface is pretty simple to use and gives you options for national background check and tenant score based on the inputs that you give or their standard formulas. 

The interface for the manager is more intuitive and user-friendly than SiteLink, and the software integrates very well with our website to do online rentals. 

You can search within X miles of a zip code, enter search filters identical to your units (#beds, bath, etc.) and quickly browse the asking rents for all similar rentals nearby.
