Let's say I owned a furniture store, and we sell the very best furniture and everybody knows it. 

I have had buyers ask to either include or buy plants, furniture, lawn mower/lawn equipment.You can ask for a new kitchen and bathroom, HVAC, etc.  

Just think, you can leave your furniture in place and not have to move it.

Re STR, you're right, getting some design/furniture going is a big cost.

Unless you're planning on doing a gut redo of the unit anyhow (which I would guess is not the case), it's much to your benefit to have her leave the place in great condition and sparkling clean rather than leaving a huge mess and denting up the doors and walls as she is moving her furniture and stuff on the way out.
