Russel, do you think appraisers would be more conservative in their valuations if they suffered a financial penalty for over valuing property?  

You wont get a new mortgage for likely at least 2-3 years, but that's all better than a foreclosure.Is this an FHA loan?

I don't want to analyze deals to deep because i wont buy for maybe another 8 months or so but is there anything yall can recommend that i can be doing now to help me when it comes down to analyzing deals?

I suffered through this for 3 years before recognizing I had a problem.

Most owners wont open their books unless you have a contract and can prove you can close the deal.

I wont go into to much detail of what we have discussed but from what we did discuss they are moving into being totally vertically integrated and building and managing their own product.

I have to think though a lot of your deals dont or wont close because of what is found out when a  buyer actually views the property.. and then we get into what do you tell the seller about who is coming through the home  your partner ??
