@Kevin S.Great question legacy planning is hard enough with family dynamics, add in illiquid and non divisible property for another layer of fun!

As a new investor, its easy to get caught up with this and that because its fun and exciting to learn new things. 

Think of all the horror stories about tenants maxing out the heat with their windows open during the winter, deliberately running water bills up, etc.
