Hello all, I’m trying to break into multi-family properties here in western Washington.

Please note I've done some research on these markets (I'm focusing more on the western side of the state), this is just my knowledge/experience as a long-time CT resident. 

That was until the Persians came, and a man who was often derisively called "the whoremaster of Athens," aided by the contributions of, yes, despised, belittled, and often-abused sex workers, essentially saved the core Greek institutions of western civilization at their inception, in the naval battle of Salamis, circa 480 BC.

And, I would strongly recommend the western side of Arlington, say Center Street and west toward Ft Worth, if you're south of I-30. 

Or you could simply just include a flat fee in the rent and advertise the units having certain utilities paid for.Offering below list price is difficult (but not impossible) in western WA, so you need to identify other value add opportunities that will decrease expenses or increase cash flow.
