Simple things like a branded email at your domain and a website can open a lot of doors. 

There's so much information here on BiggerPockets as well as the podcast and books and other websites, books and blogs too that are either free or very cheap.

You can find the most recent sales price for the property on the local tax records website or by doing a quick search on Zillow.

Be responsive, communicative, deliver on what you say you are going to deliver (e.g. photos are true representation of your properties, amenities reflect what you actually have).  

If those things did not occur, some regs may have been violated by licensees.Regarding marketable title, unless the "liens" were in excess of $255,000 IMO there would not be an argument that the seller could not deliver marketable title.
