What I like most about it is that I can rent out the other 3 units and live virtually rent free and even make a decent monthly income as well. 

You project $40k of sweat equity, but if you are doing virtually all the work yourself, you will be earning this $40k.  

There's virtually no housing or commercial developments, but there's some pretty expensive houses there especially right on the water.

Our minimum these days is 4 nights, which virtually eliminates the "host a party" crowd.

In the near term appreciation is not guaranteed, but over a long hold it has been a virtual guarantee as it has occurred for every 12 year period going back to start of price records and the 12 year was the Great Recession. - equity pay down is significant on expensive property.So if using 50% expense ratio, if you are less negative than market rent, you are likely doing better than most local RE investors.  

This in turn led me to screening speakers (which is how I learned about notes) and even met my business partners who I started my current company I still own today.I still go to REIAs when I can (I just spoke at South Jersey REIA) and not sure anything virtual compares.

Virtual wholesalers don't have relationships or know anyone's neighbors.

So there's no blanket prediction for the US as a whole except that if rates stay higher long enough to work through all of the 2.5 mortgages, housing may come down somewhat because it's virtually frozen right now.

Ooops lolFor example:75% of tenants pay their rent online.Others mail a certified check to our office.Showings are virtual and automated.In-bound calls have been slowly eliminated over the years and a lot of our operation is conducted through email and other platforms.There is almost no need to visit the office.Looking to automate and virtualize even further but we still like having an office as it's good for camaraderie so will keep it that way for now 🤓
