Either way you need the sump, and in if it's a dirt floor, you should also have a vapor barrier that will keep the water from migrating out of the ground.

I would imagine that they will sand the floor and blend it in with stain,.This issue is the most concerning , the other big ticket item is the missing vapor retarder in the crawlspace under the house.

I spell it out in the lease that it doesn't matter what type of instrument or consumable you use, it is not allowed if smoke or vapor of any kind emanates from it.

The estimate I have is for $3000 to rip out all the old crawlspace insulation, take care of the mold, replace the insulation and add a vapor barrier and two fans to increase the circulation.
