You get upset and claim that you thought "I was representing you both".

Also, if they want out of the lease I find it easier to let them out by having them giving me timely notice instead of leaving upset without any notice. 

I got upset as you can imagine as I had told him before I expect to see inside EVERY UNIT and that I'm not  buying a half a million property without verifying the interior condition myself. 

Agree with other posters that if you have lost trust in this contractor, even if cost more, you need to cut your losses and find a new one.As to what to do with the existing contact; depends on a number of different factors having to do with the size of the contractor, how big the contract is and emotionally just how upset you are about things.If this is a small contractor then there are likely few if any assets in his company and it is generally very easy to shutdown one LLC and start another one with a similar name so suing them is just a money pit; its not fair but very common.

I was upset at a tenant the first time a vinyl kitchen floor was torn, but over time I've learned that it's not necessarily a tenant's "fault".

I show the named owner has several judgments against them.One judgment is for $900 to an HOA.Then there are two more judgments from Fifth Third Mortgage:-One equals the upset amount on the Sheriff's sale. 

At closing He decided to make it 1%, still with lots of thanks for my work.Yeah, he must have been upset with me....2 months later he came to me to buy a condo for his brother.
