@John McDermon It sounds like you they are willing to stay, if so start low and build up ($250-$500), if you want them out prior to the sale (give some type of bigger incentive “cash for keys”) $1000, and if they have beed nice and the lease ends close to the time you will sell see if they will be willing to stay for free while this process unfolds. 

Just want to keep my options prime if everything doesn’t unfold accordingly to plan.

My question is has anyone had success with the UniteCT program or going to small claims (or regular court since this is in excess of $12,000) to try and recoup the nonpayment of rent if so I would love to chat further on how that process unfolded. 

As investors it's our job to look deeper than that, analyze where the market will be in the future, and assess the risk that the future might not unfold as we hope.
