Palo alto the 180 recently traded at 3.2 mil and the 350k one would be over 4 mil.. and would have cash flowed a ton :( But you know I was at the time afraid of negative cash flow and I did make substantial profits on each that went into my business.. so not all bad..

ETF doesn't offer much advantage over mutual fund for retirement account in my opinion, as you don't want to trade often or cash out (unless for emergency).In general it's recommended to contribute 10-15% of income to retirement account.

You hope either (1) neither lender finds out and or (2) neither lender decides to take action if they find out.Second, you make up the difference in equity with either (1)cash (2) 2nd mortgage loan with the owner with less equity giving to owner with more equity and/or (3) trading something else of value, such as another property, car, RV, etc.
