Regarding what BP investors are concerned with, I see a lot of OMs for 30-50 year old assets with low purchase and reversion cap rates (and dependence on large rent increases).

A broker sent me an OM on an apartment building that was converted to student housing a few years ago.

OM details, projected returns, deal analysis, your background, etc.

I have created OM for the properties and have found a few people who seem interested but, haven't heard back from them after sending a NDA and the OM.
