Those folks that focus their business on just making money easily use tactics such as lying or deception. 

I've never heard of it being enforced, but I'm sure the city may use it as a tactic if there is a problem with a rental house (eg - it's a massive party spot). 

You obviously did your homework, and worst case you learned a little about negotiation tactics for owner financing.

It's an often attempted tactic but executing that strategy could land one in a cell with a bunkmate if not disclosed up front.

But certainly cold calling and cold texting (if such thing even exists :) ) would be probably one of the  better tactics for you to leverage. 

Find motivation and desire and you will always find opportunity.When you discover creative real estate tactics, you don't worry too much about these monstrous companies as they tend to have one tool to rely on... throw money at it.

I'd be very interested to hear what other sorts of creative tactics work well to keep GC's motivated throughout the construction process, and hear more about your specific experiences and most challenging projects.
