Don't let that time table of summer 2025 make you take a deal that is not the right one for you.

The upstairs loft is underutilized..its just another living room, you need to do something very different there (adult games, poker, pool table, bar etc perhaps?)

So I have posted " many say they want to network" but ok, what do you bring to the table? 

I am VERY certain I have made some (or many) mistakes or left money on the table or overpaid etc... but all of these deals are cash flow positive after all costs + vacancy and maintenance. 

I also have 10-20k cash to bring to the table.

That table is wild – would love to see the same for HOA insurance specifically. 

@Laura Casner Do you know how far it is to the water table?

How the owner is going to allow them to take ownership by letting them pay back taxes even though they have a sizable offer on the table. 

Continue to net work and study what value you can bring to the table and keep shouting out to the community who you are.

I can see either a pool or a shuffleboard table in the background, and I imagine it is in a good-to-great location.
