For assets professionally managed, I just feel like there is a blind spot when it comes to self guided tours. 

Despite all that, I did visit a couple of nice neighborhoods (not many) and if the properties you're looking at happen to be in one of those, you're at a much better spot than what I have described above. 

Greene is spot on.Let me add this.A lot of wholesalers get leads and then negotiate endlessly until the seller won’t budge below a certain number.

I wanted to have a spot to rent out and cover the monthly mortgage payments while securing a small spot to have for myself in the next 30 years for when I no longer reside in Charlotte but want to visit friends, or downsize.

Or any clues on the document that would allow me to spot any major problem, such as foundation, electrical, plumbing etc.?

@Amby Bhagtani, you’re in a tough spot, especially with a tenant already behind on payments.

Unfortunately being a rookie I went with an inspector that came from a company that had a solid website and the inspection failed to spot many items.

Look for low spots, high spots.  

Mid-term rentals could be a sweet spot between short and long term depending on where you are and what your market looks like.
