What they want to see is that there is a reasonable expectation that you are going to live in the home for at least a year so things like (closer to family, or closer to family, or bigger home, or more space) will suffice and you won't have to change over your DL. 

A simple texting back and forth would suffice.....

It's a bummer there are no opportunities for group meet-ups right now, as I feel like I could really use some face-to-face time with more seasoned investors, but forums will have to suffice for now.

If you're not doing any of the LLC set up and keeping these in your name, another checking account in your name would suffice it seems.

That being said, if a place was put on the market today that seemed good and it hit my numbers I would see it the next day and put in an offer the day after that if it sufficed.

Having the keys returned to you, or them never picking them up, will suffice.

Otherwise, a 30 day will suffice. 

Finding a normal rental agreement online might suffice but the option to purchase at a later time is another section that you most likely would want reviewed by an attorney.
