Office still seems to have some struggles, hotels I think will struggle for some more time, not sure about other avenues. 

I don't think your fourplex idea is bad at all if you are struggling to find any potential investments on the STR side there. 

My brother once dated a girl who lived in class C and he told me their constant struggle was parking and trash cans.....
