As the seller,  if you do more than a few manufactured, it will pay big dividends to buddy up to an ace lender so you can learn what to steer clear of whenever possible BEFORE you buy.   

That would steer people away from the Zillows of the world IMO.

Unless you really need to live in the higher end hoods, I’d steer to the ones with more upward mobility like glen park, sunset, Richmond, Bernal, etc.

The Barrie area has a reputation for bad tenants and as such I would advise you steer away from SFH investing.

I have also seen some crazy schemes proposed recently using trusts and lending that I will steer well clear of as well.Bottom line, options are still a great way to earn an excellent return because of the leverage aspect, but it had better be legit.

I want to make sure I steer him in the right direction and help set him up for success.
