I'm sure they also spend significantly more time on their role, than you do in yours....or at least their time spent is more constrained where yours can be remote/on the road. 

Overall, you're spending $25k in extra costs and a monthly pmt that's $500 higher to keep $50k in your bank account. 

I spend extra for the the supply house versions and rarely have issues during warranty period.

Does the new partner want to spend six months of the year in two of the units with their family or would they rather it purely be an investment.

Life it too short to teach people that won't follow through...or to spend money learning stuff that you won't apply.

Option B who cares don't spend your time vetting deals for a premium put it in a CD or index fund and go make more money.  

They seem to have a great system and I know they spend years before deciding on where to build there projects.

Underfunded investors, IMHO, would be spending time in jail if that happened to them.I get several investors weekly from that group, who's SubTos I'm working on to straighten out.

This way, they’ll have a vested interest in maintaining high standards of management.To truly understand property dynamics and support the management team, I recommend spending time on-site.

Then spend a LOT of time analyzing deals from the MLS in your preferred location.
