Of course, all channels can work.. from seller financing to foreclosures.. but from my 30+ years in real estate, I’ve found focusing on cash flow analysis tends to pay off more reliably.So here’s the big question that might help steer your next steps.. what do you think would make landlording less stressful for you.. a property manager, or maybe a smaller property until you get more comfortable?

Twice now over the course of a year I had it happen to me.

Of course, it comes with many different challenges.

So a room used for laundry that is 100 sq ft (quite common) costs the owner about $72,000 over the course of a decade (in today's dollars). 

Of course they are going to have bad credit or they would be looking in a better area.Another thing you may want to consider to drive more applications is to not charge the application fee.

I've worked with tenants in a similar fashion and ended up feeling ok about it but it was short term, over the course of a few months and they paid me something the entire time. 

I understand that of course that would bring higher paying jobs but how does that drive the housing prices up.

I really need a CPA or tax specialist that is an expert on Solo 401K's to help me out with this.  

Are most of those gurus just selling courses/cutting a fee on top of an agent?
