I think a mix of housing options is important, but ultimately it comes down to what people will buy and space.

Home prices have decreased over the last 18 months so there is lack of good options and values still above normal. 

So those are kind of my options- rent at a loss or sell for the balance.

If you want something more passive or hands off then there are turnkey options as well where you can get cash flow but will be buying more at market value.

Meet with financial advisers/wealth managers and see what other options other than real estate there are and how to best allocate / diversify. ie have you maxed out your TFSA?

However, some investors don't mind this strategy if they prefer not to put a lot of liquid in up front and plan to refi out within a few years of closing (which seems to be a great option with the talks of the FED reducing interest rates this year).It really comes down to investing in a growing market, in a good neighborhood & building a great team to support you.
