Yes its a triplex, but realistically with 2 very simplistic studios, I almost treat this like a duplex in regards to $ per door..  

Jon, I just ran some quick numbers on a simplistic $100,000 rental property.

Obviously every investor needs to do what they're comfortable with, but I agree with Robert that gross pay is too simplistic.

Maybe I'm thinking of it too simplistically, but my line of thinking is that with purchasing a property in a SDIRA, you would have to ensure you had adequate funds for anything unforeseen since you can only use the funds in the IRA to make repairs or to contribute any funds needed for the rental property.

@Jeremiah Jares So this is going to be an overly simplistic answer but I'd start by looking at financing. 

The investors I'm working with are more simplistic and wouldn't want to dive into classes of stock, or at least I don't think so.

The 2% rule is overly simplistic.

This looks at it from a simplistic perspective and ignores that we can invest the money after we get it in both cases.
