Here it is still another year later and Justin is still promoting his program and in regards to the original question...listen...crickets chirping...and silence. 

Ended up being a senior tax deferral lien on it (CALL THE COUNTY AND STATE AND CHECK)  you should have heard the silence when I called the Title Insurance company on that...they paid 27k of the 35k owed...since it only covers up to what you paid for the property. 

I Say that to say it's not just the people who comment, but several of us are struggling in silence afraid to ask "seasoned "investor's for help out of fear of wasting their time.

That's a good way to silence them, which only prevents others from learning that real estate isn't all sunshine and lollipops. :)I'm largely in agreement with you and Joe.

You're going to get a lot of no's/silence regardless of how you approach unless you can give them what they need and you can't figure that out through a letter.You may already know of her, but Sarah Eder does a lot of off market properties - check out her socials, she might have some good tips (I think she's in Guelph but seems to have properties all over the place).
