After you have done light research, bring some tools to the table and showcase your talents.  

From what I understood of the previous text (feel free to clarify), funds typically show off their 'showcase' deals (the ones they've completed prior) to their investors.

These might be preferable to a Task Rabbit which may not specialize in showcasing your apartment nor be as flexible.

Is there anything you would highly recommend doing or showcasing in the pitch?

I have been using my own home building process to showcase our skills to attract larger projects along with higher class clients, it has been working. 

The person who gifted it to us has a billboard business also and wants to invest in real estate next so for more reason I should start learning ahead of time to showcase my knowledge to him and become asset.I do like residential, but really want to specialize in something else as well that not every other agent is doing and I definitely understand why investors would want to stick to agents that are knowledgeable of this sector.

It's all in your marketing.....I would set up a YouTube channel.......IG and a business Facebook and just show more of what you do on a daily..........showcase your rehabs......and everything you do in real estate......give tips and random gems as free game....

I figured I could use the new flip as a way of showcasing my work (via YouTube/Instagram) as well as give me the flexibility to take on the jobs I want, instead of feeling pressured to take every job I can.

Once I get going as in I purchase my first few rental properties, should I create a website that showcases the properties and/or availability or is that just doing too much? 

But I wanted to showcase a scenario where this could be possible.
