Not super knowledgable about student housing, but you will likely need to factor in that students are only usually renting during fall and spring semesters.

I'm currently pursuing a bachelor's in Computer Information Systems at CalState LA, which leads me to my question.Just yesterday I discovered that I my school offers a minor in Real Estate, which requires a total of five classes, one of which I've already taken as part of my actual major, and another which I enrolled for next semester earlier this week because I figured I might as well get some formal education on real estate (I enrolled in the second class before learning about the minor program).

If Jim Harbaugh can sell the fanbase on a potential national championship, surely you can sell them on this :) But seriously, since you're already demoing it offer it to some frat guys or similar group for the fall semester.

In 2017 your student rentals were probably all leased for exactly what you wanted in rent before the end of the fall semester for the following school year.
