I’ve had several deals like this on the buy side and sell side where the “gremlins” came out and started whispering against my intuitions.  

Risks: rates go down and you have to pay a prepay of 2 or 3 %; you have to sell and pay the prepay; rents decline & you can't make the payment like any other type of loan; cost upfront a little more than conventional; need to find experienced broker licensed in the state where subject property sits; servicers are bulldogs.

I wouldnt want to sell unless I needed the funds for something else .But it doesnt hurt to ask them if they want to sell 

The hardest part of any syndication is raising capital and selling the investment.  

A lot of people are sitting tight in homes they bought from 2017-2022 so I would be curious if we'll see those people sell and move. 

Or the market get's better, the product we sell get's more scarce etc etc.. 

My father-in-law told me he plans to sell his 6 unit condo building ASAP so he can "retire" from being a landlord.

If they sell them on amazon, they likely don't require any special handling.
