I will figure out what to do with it when I get to $20M, but it will probably just be finding new ways to improve built environment along with travelling more and spending more quality time with fam. 

I'm going off the understanding that you still need to spend 500+ hours in the business to achieve material participation (please correct me if I'm wrong). 

But if you have to jump through hoops or spend a significant amount of money to put it in might not be worth it. 

Don't spend time looking for something that doesn't exist.

I think this actually happens all over the world, but some landlords will increase their rent to the amount that the US government is willing to spend on rent in that location.

Learn to control your spending and pay off debt.

Unfortunately, this costs $$$ that you shouldn't have to spend.

i think you can be successful if you are willing to do what you alluded to, which is spend time in person in your chosen market. 

A lot of people spend their time doing this, but it's not a good use of time because it can not teach you anything relevant without seeing each one in person.

@Trace P. again, why would the government logically spend YOUR tax dollars paying more than market rent for an S8 tenant?
