I've never seen a place where so many people of average to below average intelligence make 6 figures.

Given the $100 figure for ground floor, I'd expect an adjustment more like $10 a sq.ft for basement.

No one accountant is an expert in all areas in the tax code, so best to figure out what you want first in the world of real estate and then dive deeper there.
