Usually for someone that has a caregiver living in the unit with the disabled person we would require that the company employees were screened for criminal by that company,we listed as tenant #2 on the lease as "Authorized caregiver of XXX Company Name" as tenant #2, as a caregiver, because they usually wouldn't stay the entire day with the person, this permitted a rotation for the caregivers and worked out fine for us, as the caregiver wasn't financially responsible for the rent.

@Hersh M.In my case, $700 a month for tax, $350 for HOA, $50 Insurance.... zero vacancy, tenant rotation every 3-5 years, vacancy time during turn over is like 3 days to 2 weeks.... maybe $500 ish a year in repair.... for $4500 monthly rent....

It gives me an idea of their tenant base, and if there was a recent case filed and I'm on the fence about my applicant, I quickly research the defendant in that case to see if there is any connection to my applicant since family/friends sometimes rotate who applies to hide evictions.For folks with limited/no rental history, I take into account the difference in their rent and previous mortgage payment and any changes in circumstances.
